You close the place up in April and drive north. The house then sits through May, June, July, August and September — the five hardest months this equipment will ever see — with nobody in it. What we find in October, every year: rodents nesting in the line-set insulation, a condensate drain blocked solid with algae and the pan overflowed into the ceiling, a capacitor that swelled in the heat, and a unit that ran all summer at 40% efficiency because a filter turned to felt. 1. Shutdown, when you leave1. Cierre, cuando se va
Filter out, coil cleaned, condensate line flushed and treated, line-set insulation checked and sealed where anything could get in, and the system left in a state that can sit for five months. We note the thermostat setting you want held. We let ourselves in, run the system, check the pan and the drain, look for water stains and droppings, and confirm the house is holding the temperature you asked for. Then you get an email with date-stamped photographs — the thermostat, the air handler, the pad, and anything we didn’t like. Entramos, ponemos a andar el sistema, revisamos la charola y el drenaje, buscamos manchas de agua y excremento, y confirmamos que la casa mantiene la temperatura pedida. Tell us the day you arrive. New filter in, system started 48 hours ahead so the slab and the walls have actually given up their heat, and a text when the house is at temperature. You walk into a cold house instead of a 96° one that takes two days to catch up. Díganos el día que llega. Park models and manufactured homes are not an afterthought here. Las casas móviles no son un asunto secundario aquí.
A good part of the valley’s winter housing is park models, and their equipment is genuinely different — smaller returns, sealed combustion, ducts under the floor, and rooftop units the residential shops would rather not climb onto. We stock for them. $340 a year for a single system, which covers all four visits, both tune-ups and the photo reports. Repairs found along the way are quoted before we do them and carry the 15% plan discount. Park models and second systems are less. $340 al año por un sistema, que cubre las cuatro visitas, los dos mantenimientos y los reportes con fotos. A lockbox, a code, or a key held at the office — whatever you are comfortable with, agreed in writing before the first visit. Every technician who enters is named on the report you receive. While we are in the house, yes — we will shut off and drain a water heater on the spring visit and restart it before you come back, and check an ice machine or a garage refrigerator at the same time. Ask when you sign up and we will write it into the plan. Yes, and tell us — a house with tenants needs the filter changed more often and the drain checked more often, and we would rather schedule around them than surprise somebody. We adjust the visit count instead of pretending it is the same job.
